How do we do it? What do we provide?

  • A 2- 3 year analysis of their past listings.
      Including:
    • What sales price $$ did they start at.
    • What price did they close at.
    • Average days on the market.
    • Do they use multiple photos?
      (Can you believe many agents use 1 photo to sell a $900k house!)

Why is this important?

Knowing that one agent gets 102% of what they recommend, and another agent overprices (to get the deal) and averages 92%... that matters. Also if one agent charges half that of another agent but gets you X% LESS in sales price... that matters. After getting our report, you can better try to determine who will get you the highest NET price. Your NET is what matters.

You will get a MLS print out of their last 2-3 years of sales, and whether they use extra photos. Extra photos cost the agent $6. Yes, $6, yet countless agents don't use the "extra photos" option. They sell a $900,000 house for tens of thousands in commission, and they don't upload more than one photo. How are buyers in another state going to know what the house looks like? This is a pet peeve of mine (Agent Frank LL0sa) .

Dear Agents. Don't be paranoid. I'm only going to show them factual data. Yes I might say they should consider using me too, but that you might have done better then me. If you are one of those agents that can't use a digital camera and just puts houses on the MLS knowing that they will sell themselves, versus other agents that fight to get your client another $10k or $30k, then you might not like this service.
